We had another very successful and pleasant settlement yesterday for a property in Bridesburg. We represented the seller (right photo with myself) who was very happy with the whole deal. In fact, we now have sold many homes in this part of Bridesburg.
This deal reinforced the value of staging and doing everything you can to get a property to show well. In the beginning, I made a mistake (yes I am human) and told the seller the condition of the property could wait until the home inspection and since the property was priced reasonably well, we could wait before doing any work. Well, this neighborhood continued to slow and it was not until after a period of time, I brought in my secret weapon - my superstar wife Stephanie to stage the property.
She not only staged the property but offered several cosmetic upgrades for the seller to do which she did quickly. The combination of the staging in addition to the cosmetic upgrades I believe made the difference here. Within a month from that point, boom, the property was under contract ! Sometimes in a stronger market we can get lulled into the fact that little things may not make too much a difference and even in this market, if a property is priced right, it will sell anyway. However, the importance of staging and a property that shows well is crucial now more than ever in a slowing market and a large inventory of other houses that a seller is competing with.
I am glad that we were able to take the exrtra step to get the goal accomplished. Everyone is happy !
