"It just does not seem like a good strategy"

"It just does not seem like a good strategy" is what our buyer said after we could not gain access to a vacant home because the agent who has to be their for the showing was away for the weekend.

"Why don't they just put a lockbox on the property ? "  our buyer asked.  "Every other vacant property we went to had a lockbox."

Denied Access due to Listing Agent Must Accompany for a Vacant Property

It does not make sense to me either, especially at this time of the year where EVERY showing counts to get a property sold.  I wonder how many other showings were lost this weekend for this property for other folks looking to take advantage of the tax credit ??

I can understand perhaps if it was one of those super unique properties where there is a lot of explanation to do or even a condo building that perhaps has tighter rules for access.  But for a basic rowhome that is already vacant ?

The other question to ask is "Does the seller know that showings and thus written offers are being lost due to the showing practices of this office ? "

In the words of our client, "not a good strategy" !

What are your thoughts ?
