Stragetize to sell your property at Full Price and to sell within 2 to 3 Weeks !

After listing a property that has been on the market for less than 2 weeks, today we met with our seller to go over 4 offers in writing. Each of the buyer agents were given a chance to come back with their highest and best offer. The offer that was accepted ended up being a full price offer with a settlement timeframe of less than 4 weeks !
No, this was not an investment property. All four deals were for homewoners. All four deals had FHA mortgages.
The two key items that lead us to this point are:
1. Aggressive Pricing
2. A Great Product
Aggressive pricing - In speaking with our client, we recommended pricing the property 5 percent below the other properties that are on the market. Further, the pricing allowed for a buyer to feel good about getting a deal as the listing price was a little BELOW what the others have sold for recently !
A Great Product - The seller took the time to stage the property, had it cleaned thoroughly, and did landscaping out front. This allowed for great photos and a great first impression as soon as the buyer's walked through the door.
So with all the doom and gloom that we hear everyday, I share this story which is not an uncomon story for us with the right strategy to get a property sold quickly at full price or greater.
