Super Bowl Sunday and Real Estate - How do they Relate ?
The majority of the country is excited today with the big game happening in a few hours. The whole season comes down to Arizona Cardinals vs Pittsburg Steelers. Both teams have worked super hard from training camp to the regular season to the playoffs to the Super Bowl today.
You may ask well... what the heck does this have to do with real estate ?
Well, I say a lot !
I look at every Philadelphia real estate transaction that makes it to the settlement table its own Super Bowl of sorts. In the end, there are many champions... the buyer, the seller, the buyers agent, the sellers agent and the mortgage professional ! In football, the teams prepare during spring training to get ready to face the regular season and then go through the 16 game regular season to meet their foes in the playoffs. In real estate, the buyer teams up with a buyers agent in their own preseason interviewing each other and after forming a solid business relationship, they then tour the houses... maybe 3 or 4, maybe 16, maybe more ! Well they pick one and then they are off to their own version of the playoffs, doing a home inspection, mortgage application and title search. The buyers agent and the mortgage professional acts as the coach, cooridantor and quarterback.
Around the same time as the NFL team in spring training and buyers searching on the internet for homes, a seller is thinking about selling their home. Perhaps they are asking around their friends and family which Realtor should I use ? Or they are searching online to find the Realtor expert who excels in internet marketing in their area. In any event, they choose their Realtor and then the fun begins... marketing, marketing and more marketing... showing, after showing after showing until the right buyer comes along to submit the right offer !
I think along with both teams today, no matter who wins or loses, either Arizona or Pittsburgh, both are champions. As is the case for every buyer and seller that has bought or sold a property so far this year and in 2008. In many times against the odds going against "You cannot sell a house in this market" or "You cannot get a mortgage in today's economy".
And for all those underdog buyers out there who are buying in the face of all the negative media doom and gloom, I think those buyers will be well rewarded in the future in terms of appreciation and growth ! Let's all enjoy each of our own individual Super Bowl accomplishments with our buyers and sellers. It takes tremendous work, knowledge, coaching and know-how to navigate through a transaction in this real estate market environment !
