Should I Wait to List My Property Until After The Holidays ?
We have had a number of recent discussions with sellers in regards to whether they should put their property on the market now or wait until the beginning of January or even Spring. Our advice is always the same.:
The best time to put your property on the market is when you are ready to sell !
The benefit of putting your property on the market now (in early December) is that the inventory is lower and the buyers that are out looking are very serious and motivated. For example, we have 2 offers coming in on two separate listings that should be wrapped up. In addition, we took out 2 buyers over the weekend who are 100 percent motivated about finding a property. Thus, that is 4 buyers that a seller is missing out on that is waiting until January in our location. And in looking at our showing reports, overall there is a decent amount of showing traffic on our listings this weekend !
The flip side is that if a seller is not ready to list their house and has some odds and ends to do that is another story. And if they want to enjoy the Holidays without interruption, I understand that. That is a personal decision they need to make. Also with the traffic being a little slower and if the seller decides to start on the high side of the listing price range, the days on market can accumulate.
I communicate both sides of the equation and let them decide. The good news for a seller at this point is that January is only a few weeks away. Spring is several months away so there can be more risk waiting until then.
