Philadelphia Short Sales:  Another Successful Short Sale in Graduate Hospital !

Philadelphia Short Sales:  Yesterday we had another successful short sale settlement for 2337 Federal St in Graduate Hospital.  When we first got this listing, the seller met with 7 agents !  Well, it turns out he made the right choice in choosing The Somers Team !  It was a challenging scenario as we first tried a traditional sale but after quickly realizing that it would not fly, we made an adjustment in the listing and marketed the property as a potential short sale.

The seller's bank was quite cooperative.  In fact, we got the short sale approval in a little over one monthAmazing, Philadelphia Short Sale Success !isn't it ?  It does happen sometimes, but you cannot plan on that happening much at all with other short sales.  In any event, we took a lot of pride in terms of helping out this seller wipe his hands clean of this property and move on.  Outside of a hiccup at settlement in regards to a title issue that we had already worked out ahead of time, this was one of the smoothest short sale transactions that we have been involved with.  The seller said afterward, "Man, I am so glad I went with you guys".  That warms our heart.

The great news for us AND for our clients is that this continues our streak in that EVERY SHORT SALE PROPERTY THAT WE HAVE LISTED HAS SETTLED !  How cool is that ?  How often do you hear people complain (Realtors especially) that these properties do not settle ?

Seller Interviews 7 agents to sell his Graduate Hospital property... and the winner is ?

Myself !  So now the pressure begins.  A great saying in selling real estate is that the best position is either 1st born, 2nd spouse and 3rd listing agent !  The times I have been the 2nd or 3rd Realtor has been great for by that time, the seller is motivated and the listing price will be more aggressive.  So when you are the 1st Realtor, you want to make sure that the price point is realistic and you have enough time for your duration of the listing contract to sell the property.  Anyways, I am getting a little off tangent here...

The purpose of this post was to communicate the Seller's thoughts and my experience.  When I first met Competing Agentswith the Seller, he mentioned that he had already met with 5 Realtors5 Realtors !!  Wow, that is a lot.  I smiled and told him that I love being in a competitive situation.  I firmly believe that the services Stephanie and I provide are very tough to compete with.  In addition, unlike the old days (which for me is only a few years ago...LOL), I am not attached to every listing opportunity which means that if we do not get a listing we are in the running for, it is okay ! 

We have ample business in this market and are not too interested in working with folks who at that time may not be interested in working with us, or in most cases (for whatever reason) are more interested in working with someone else.  I have found that most of the time the seller has some sort of obligation with another Realtor whether it be family, friend, a friend of a friend or something like that. Or other times, they just want to list it at too high of a price and will find that Realtor to do it for them.

When the seller called and asked me the other day "Will you list my property ? " I agreed.  When I met with him (by that time it was 7 Realtors he met with), I asked him why Chris and Stephanie Somers?  His reply was pretty straight-forward:

  1. I felt a connection with you.
  2. Your knowledge of the marketplace.
  3. Being Internet savvy - the way you market on the internet.  This was most important to me.

I asked him about price in terms of what the other Realtors recommended.  He mentioned one Realtor recommended a price way above what everybody else suggested but the other Realtors (including myself) were all about the same.

Point being here is that I am proud of our ability to communicate with consumers as well as building our experience with every deal that we do.  But I even am more proud of our website - Philadelphia Real Estate - The Somers Team (which this new listing will be featured today) as well as our blog - The Philadelphia Real Estate Voice.  I firmly believe that our decision to focus on Internet marketing has really paid off over the last year or two. 

Now, the pressure is on !  I certainly do not want another Realtor to be the 2nd or 3rd with this listing ! I welcome your thoughts on this blog post and what your thoughts would be with the below questions:

Short Sale Challenges and Success in Graduate Hospital  (Philadelphia Real Estate)

On December 31, we had a short sale miracle !  One of the toughest short sales we have been involved Short Sales in Philadelphiawith in Graduate Hospital settled on new years eve !   Listing a property as a short sale typically brings with it great challenges.  Your chances of success are diminished due to all the hurdles that you can go through to get to settlement.  It becomes a business decision for the agent to decide when they take the listing if it makes sense to move foward or to pass.  If it does succeed, one more short sale does mean one less foreclosure !

In this case, the seller's bank took forever and a day to approve the deal.  One of the reasons for the delay was that this was one of the banks that is pretty much not in business anymore ! At the same time, there were squatters going in and out of the property, even an arrest or two !  The buyers were getting nervous regarding the delay. 

We worked with the buyers agent and really pressed the bank to have a settlement prior to year end and sure enough we received the approval on the 29th and did a little short sale dance !

Short sales are extremely complicated and time-consuming.  Without the right representation, these deals have a high chance of not going through.  Our seller was so grateful that the mission was accomplished and her mortgage is now paid off and will be off her credit report.

A Special Moment - Settlement in Philadelphia - If they all could go so well...

One of our clients settled on their property today in Philadelphia (Graduate Hospital).

It is always a great feeling to help buyers and sellers accomplish their goals.  Helping a young couple and their young son purchase their first home was a very rewarding process.  These buyers had some bad luck dealing with other realtors in the past.  Even with our first two offers that were submitted, the deals did not go through - we were worried that they would think it was a reflection on us !  But then we got them under contract for the best property of all of them - a fantasic new construction at a great price !

At the settlement we took a couple of photos with the buyer and seller and then one with myself included as well.

When it's meant to be it's meant to be - Patience is rewarded in Graduate Hospital !

Another Philadelphia Success Story - Philadelphia Real Estate

We picked up a buyer lead recently from one of our listings in Northern Liberties - a very nice young couple with a little baby who had worked with a realtor or two prior to us - had submitted on offer or two on a property - but did not get a deal accepted.  They were quite motivated to find a property so we gladly took them on as clients.

We took them out several evenings in a row - they were only available from 6:30 on so we had many evenings back to back looking at properties.   It turned out that Graduate Hospital was going to be their area of choice to its immediate vicinity to Center City .

Early on they decided to go for a property that was listed at $420K - it had been on the market for 2 years !!  We mentioned to the agent that we might submit an offer for $360 to 370K ahead of time.  The listing agent recommended to put it in writing - usually a good sign !  We ended up receiving a counter of $418K - you can see where this deal is heading... The appraisal probably would have only come in at around $380K so our clients passed.

Next was a smaller house listed for $300K.  We submitted a deal for $295K - this buyer also mind you is an A buyer - 20 percent down, fast closing, etc...   I knew the listing agent and figured this would be a breeze.  However, I received an email that dumbfounded me, another offer was accepted !  How dare she accept another deal ????  Uh oh - I was now worried that our clients would blame us for the deal not being accepted.  It turns out that the other deal was cash, close in a few weeks.  Go figure !!!!!

I have learned many things from my wife, one of them being "when its meant to be, it is meant to be" which is what I told our clients - they agreed and thus, we went back looking... and looking and looking.  Found another property that also had been on the market for a year or so listed at $399K.  Our buyers were interested at $360K.  Seller stood firm at $370K for about 2 weeks.  Im thinking too myself do these sellers know what type of market we are in with their overpriced listings ?  It is not like the property has been on the market for 2 weeks !  In any event, there was another property where our clients offered $365 and the owner came down to $380 but nothing happened.  We were in dismay and shock... what was going on here ?????

Finally, we found a new construction property that was just incredible that our buyers are now under contract for.  The home inspection is already done and "fingers crossed" should be a breeze until settlement.  This house is the best of all of them by far and really fits the needs of the client as well as being the best value !

We take a lot of pride in being advocates for our clients.  In this case, patience was rewarded !!!!!!
