Settlement Success in Old City and Temple University
Yesterday we had two very smooth settlements, one where we represented a buyer purchasing their very
first home in Old City, a lovely condo in the Bridgeview building and the other where we represented both buyer and seller for a property near Temple University where an investor will be doing a rehab on a very interesting home. It is always such a great feeling to be an instrumental part of people's lives as we help them accomplish their goals. Real Estate can be stressful sometimes, but the settlements should be stress-free and enjoyable and relaxing which was the case yesterday. When you plan ahead for all the details, the settlement should pretty much be a formality.
Old City has a special place in my heart for I lived there for over a decade and that is where I fell in love. It is such a fun and vibrant place to live with so many great restaurants, boutiques, coffee shops and the likes in walking distance, not to mention historical landmarks, Penn's Landing and the new Race Street Pier. Our new buyers should be quite happy in their new condo and neighborhood.
For our seller of the Temple University property, she told us at settlement as soon as she met Stephanie in person, she knew that she was "The One" to help her sell the property. The seller's husband mentioned that she usually takes time to think about decision and they were going to talk to a few other Realtors, but she just felt an immediate connection. What a great compliment ! She was SO happy at settlement. We got the property sold for her within three weeks and kept in constant communication with her while the property was under contract.
The buyer has been looking to invest in this area for awhile. He missed out on a property or two and then found one property on his own that he asked us to represent him on. After I looked at it, I recommended that he pass. Once your client sees that you turn down an easy commission, they know they you have their best interest at heart. For this property, he will have great cash flow on his investment with strong demand of potential renters.
It was just another day at the office for us yesterday. But always a great reminder of why we do what we do. Seeing the smile on our clients faces, receiving hugs after settlements, the sparkle in their eyes and knowing in my heart that I did a great job for them makes it all worthwhile.
