Looks wonderful, Chris and Stephanie, but I'm a California girl through and through- family, weather, amentities.  I could easily give up the politics and taxes though!!!!

DeeDee - I hear you regarding Cali!  I guess with everything there are advantages and disadvantages, even in Cali.  In Philly, the real estate taxes are very very low!
