Listing to Closing in less than 30 Days in Philadelphia
Yesterday I got an email from one of our seller clients that read:
Hi Chris You did great. I think the buyer was generated by you e-mailing the buyers that looked at my other property. Listing to closing in under 30 days !!!!!!!!!

Let's face it. The last year has been difficult. For us, the last couple of months have been very very hard and draining. We put our hearts, our energy and pieces of ourselves out there and sometimes it is very appreciated... other times it feels like we are stepped on or sucker punched. It is just our nature to work very hard and our goal to surround ourselves with people who enjoy working with us and who value what we do.
In any event, in the midst of having a tough week, we did have 2 very successful and smooth closings on Friday. The day after settlement I received the above email and smiled - that is what makes it all worthwhile. I did not even realize that it happened that fast, but sure enough in the first week we accepted an offer with a 30 day settlement. The buyers ended up moving the settlement date up (great job Wells Fargo !) and sure enough we had a listing to closing in less than 30 days even with a FHA loan !
With hard work and service, our relationships with clients can flourish and stories like this can and do happen ! In this case, as soon as we listed his property, we notified all the buyers agents who recently showed another property that went under contract that this one was now available. One of those buyers agents had a buyer who was interested in the other property and pounced on this one. In the future, I doubt this seller will think twice about who will list his next property (or next several properties as he owns a lot) !

It does take a lot of hands on to get things closed in 30 days. So I guess this is the new reality for us. Thanks for the post

Great job Chris & Stephanie! Isn't it great when you get a deal through in record time like that? Especially in this climate! We had one a few months back where we were ratified on day four of coming on the market. A good part of the credit for that was due to the sellers excellent staging of the property. Price, terms and condition is the three legged stool that will always help a property sell quickly. When you have a level stool that doesn't wobble, be prepared for a quick settlement!
Great job and congrats to Wells Fargo, the title company, and everyone else who obviously did their jobs well! (I have a cash sale that is approaching 30 days and no set closing yet!!! The deed has not been delivered from FMAC yet......Amazing!)
Charlie and Rebecca - Is a good story. I agree that we need to share these stories as the positives certainly can and do outweigh the negative.
Rob and Jeannie - you are correct ! That is another part of this that I could elaborate on, the pricing was perfect and the property was staged and showed very well - so true !
Lorena - Im sure it will happen sooner or later ! You are right that it is great when no one dropped the ball and everything works out in superb fashion.
It does happen now adays, but not like before...And since everyone is slower, they all get on track in the fast lane to make it happen in that short time!
Awesome job and great news. In this market it can be very frustrating. Last week we had 2 deals fall apart due to buyers changing their mind days before closing. Thanks for the encouragement!

Pat - Sometimes I wish it was like it was before - then again, it is good for us and all of us to go through these more challenging times.... it provides an opportunity for the better agents to shine.
Patty - that is awful - I know that is happening more often - a lot of it I think is due to the media and the constant negativity in regards to purchasing a home during this downtown in the economy. Due to all the negativty it is difficult for folks to make decision that can really benefit over time.
