Jeff Turner gave a terrific presentation at the Real Estate Connect Inman Conference on "Go Beyond Blogging - Integrate All of Your Web 2.0 Tactics"
The 12 things I learned from his presentation are as follows:
1. Web 2.0 = interaction. Social networking exposes the social graph.
2. Social media is about engaging others, not selling them.
3. I should set up an account on Flickr. Also, the more interaction a social media site can be, the more influence that platform can have. For example, blipFM may be really cool and fun, but there is not much interaction.
4. My blog should have links out to other sites that are informative to the reader.
5. I should introduce links to more people that come to me, especially leads and potential clients, to our blog, our site and social media pages such as Twitter (which is @thesomersteam <hint> )
6. There are 4 properties of Influence: Diversity, Autonomy, Openness and Connectivity (from Stephen Downes)
7. It is important to understand the concept of influence ripples and to be in the middle of it !
8. There are many social building blocks - is important to start building !
9. It is critical to measure your success which includes: the size of your influence, the influence with your audience, your presence with your audience and your name recognition.
10. I need to be more active with tracking analytics on our blog .
11. It is a skill to sell yourself BUT not selling yourself. For example, Jeff Turner did not mention Real Estate Shows when he gave his presentation.
12. Selfless giving opens the door to success !!
Lastly, do not email Jeff to communicate with Jeff, send him a direct message via Twitter instead !

Things are changing very fast these days and it's mind numbing to keep up with it!
I would agree with all of those. Giving freely of yourself by listening and engaging makes your network built to last. The old principles of offline networking apply to online networking.
Everyone has this in them if they have effectively held an SOI offline. How cool is that?
I have been bad with selling myself in my market reports. By bad I mean a little too obvious :) I was testing the hard core stuff out and then blogburst stopped picking up my market reports.

Jeff's great at explaining SEO and Web 2.0. I'm on board with most of this, but with some of it, I just don't want to participate. (That would be my stubborn side.) =P

You made some great points. I have learned that I always want to bite off more than I can chew and I need to just let some thing go sometimes. That's a bucketful of solid advice on how to do it on the Internet. Flickr is an interesting item he brought up, obviously worth exploring. Thanks for info.
Jeff is one of the best givers on the internet. He makes time for everyone. I'm sure that's not possible, but it seems like it. He provides a higher standard to strive for, yet it's not out of reach for normal people who are willing to learn. He cares enough to share, in English, and I have learned a lot from him.

Mara - You are welcome ! The whole conference was a huge learning platform for us. And yes, we all can probably learn from selfless giving opens the door to success ! I practice that most of the time but the conference really gave me a strong reminder of how important that is !

I've heard Jeff speak several times and yes he practices what he preaches. Glad you all got to hear him and hopefully we will meet in the near future. Yea, go set up a Flickr account, it is fun to see photos of everyone and add community information to.

These are really great tips, and as Jason mentioned one of the best things about Jeff, is that he is a good "listener", not just a good speaker. He captivates your attention because he "listens"..one of the best attributes to take with us into Social Media I think..:)
I am sure that was a grat class to be at. Getting that type of information straight from the source. I will implement many of the things that you mentioned.
Good post, lets see if 2009-2010 holds true for social blogging for business because I'm spending way too much time here and there and not enough on the streets
Some of this instantly rang a bell, other items went right over my head. I often wonder if an agent were to even do 50% of what is on this list, how this will really impact an agent's business, both plus and minus. For the minus, I wonder for all this social/online building, since there is a finite amount of time during the day, if this time were used for say, bending over backwards to anticipate a current client's needs in excruciating detail (something that probably isn't done regularly now), how this current client could turn into a greater source of future referrals, and the networking effect of satisfying those referrals, etc., verus the anonymous and online building.
Not a statement, but more of a pondering question.

Jeff has given out some great nuggets from the sounds of your summary. I was just re reading the Red Book of Selling Jeffrey Guitomer almost word for word he uses the same ideas, give freely first, it is harder work but easier sale.

Lisa - The opposite of the "stubborn side" is being open-minded and willing to try. It has been tough for me being behind on the technology wave but with great sites like Active Rain, ones learning curve can really catch up !
Jason - LOL, you had me going there for a second. Yes, Jeff is quite a speaker and listener. I listened intently on this presentation and another one he gave.
Ann - That is great ! It is super when one has the opportunity to replace a photo and a blog with face to face meetings. Same thing applies with our prospects and leads !

Great post and thanks for the tips. I think this selling yourself WITHOUT selling yourself is a skill to be learned by a lot of us in the blogosphere and social networks.

Christopher and Stephanie - I was a little intimidated when I read the title and first sentence. Usually I'm so far behind on the list I feel like I can NEVER catch up. I actually have some of these done. I appreciate the list from Jeff, who I trust, writen in such and easy, understandable way! Great post!
I would even change your post a tad to link to "your name blog" rather than "our blog". It is hard to get SEO juice and this is one way to do it; link to yourself when appropriate.

Sonny - Patience is key and the key elements for success will be CONTENT and CONSISTENCY.
Chris - You raise some good questions. I think with blogging and internet marketing there is a tremendous amount of intangible benefits too. I do think that one can spend too much time on the computer and not enough tme out on the street or offline closing deals and working with clients. Each person will need to find the right balance of what works for them.
