The Northern Liberties Settlement Must Go On !

Last night, the news was that we were expecting close to 10 inches of snow for Philadelphia.  The seller was doubtful that the settlement would happen today due to the snow.  When I woke up, the Northern Liberties streets were covered with snow with basically the whole city shutting down.  Below are 2 photos this morning, one from our rooftop at Poplar Estates and one from our deck.

In any event, the settlement was for 9:30 am.  I got a text from the buyer's agent that they were all there !  I had called Liberty Cab to pick me up at 9:20 am but with the weather and the roads they did not pick me up close to 10:00 am.  I was going to trudge through the snow but my wife Stephanie did not want me to test the elements (bless her heart !).  In any event, when you represent the seller, you can be fashionably late, and after all, there was a blizzard !  So I get there just as the mortgage papers were winding down (perfect timing !) and wrapped up the settlement.  There were a few minor things to work out so we all drove in the snow back to the property.  Fortunately, a good contractor friend of mine came by to ensure that the hot water heater was in good working order as he turned the pilot heater on.  It is good to have connections !   And for this settlement, not even 10 inches of snow was going to prevent it from happening !

We love selling properties in Northern Liberties !  This was the property at 122 W Laurel that sold today.

JoAnna - Thanks !! I am thinking maybe we had the only settlement in Philadelphia today.  They are all special, but I will remember this one for awhile : )   Glad you got to enjoy the day that way ! They are very beneficial to have those snow days once in awhile ! Reminds me of the days when school was closed !!! That was just a few years ago, LOL : )

I'm glad you "fashionably" made it in. Do you normally show up for the Buyer's side? Is that common where you are at?

Loreena - We show up for both sides.  It is the seller's side where one can be fashionably late.  In this case, I already had a deed package signed and had POA for the day so there was only a handful of documents.  The buyers of course had their whole mortgage package.  We never are late on the buyers side due to the fact that someone has to go over their mortgage papers and sometimes the mortgage pro does not show up.  If it is someone we recommend, then the mortgage person is always there too.

Hannah - Yesterday was a good day to work from home !  After this settlement yesterday, we worked from home the rest of the day as well.

Chris....  you have me laughing....  a blizzard?  The city barely got 8 inches and I think the winds weren't that bad.  ;o)  (maybe closer to  inches).. lol  Seriously though, I agree with Steve, good connections are hard to come by and it is a great relationship to have.  Glad that all worked out... PS... love the view from your deck.

Steve - Absolutely !  Relationships are what it is all about in our business.   And of course, to build relationships for future business too !  Our friend at Cold 1 Services saved the day to come out on short notice.

Jeff - LOL, I hear you.  It was a blizzad for us : ) . Yes, you are right in that good connections are hard to come by.  They come through hard work and building trust and establishing integrity in one's business.   And yes, we enjoy our Northern Liberties view as well !  Still, cannot wait for spring !  And the spring market too !!!
